Eastside Employers Will Find Predictable, flexible and efficient commute options keys to employee retention and productivity

Teleworking allows employees to do more while commuting less with Eastside employers seeing a return to their bottom line. Eastside Employers could save 25 to 90 percent in overhead, in situations where employees do not require permanent workspace at the office, according to WorkSmart, a King County Metro program specializing in workplace strategy. Eastside employers can hear more from WorkSmart at a free Telework Lunch-and-Learn 11:30 a.m. to 1 p.m. on Wednesday, June 17, in Downtown Bellevue.

The first 25 people to register and attend receive a $10 coffee card. The event is free but a registration is required. RSVP by emailing commuteadvantage@cywb.org.

PCCP and Align Real Estate Form JV to Purchase Pacific Towers Office Building in Downtown Bellevue

Pacific Tower Downtown BellevuePCCP, LLC recently announced that it has formed a joint venture with Align Real Estate to acquire the six-story, 110,372-square-foot Class A Pacific Tower office property within the central business district of Bellevue, WA. The property is 95 percent occupied and includes ground-floor retail and a three-level parking garage consisting of 315 stalls. The acquired property consists of the bottom six floors of a 23-story tower, the top 17 stories are residential condominiums.

“This is our first joint venture with Align, a firm specializing in value-added office development throughout the Pacific Northwest and California,” said Erik Flynn, managing director with PCCP. “Bellevue Pacific offers us an opportunity to increase the asset’s revenue through value-add improvements including a lobby renovation and aesthetic upgrades to the tenant floors that are designed to enhance the building’s prominence in the marketplace and ultimately attract long-term tenants.”

Built in 1995, the property is located at NE 2nd Avenue, between 106th and 107th Avenues. It includes 24 Hour Fitness, Opus Bank, TIAA-CREF as well as other tenants. Over the past several years the property has been amidst a rapidly transforming neighborhood with new hotel, mixed-use, residential, and retail developments occurring on each side of the property.

Bellevue, the business center of the Eastside of Seattle, continues to see the highest growth in rental rates in its submarket with premium buildings experiencing average rental rate growth of 12.7 percent in 2014. Rental rate growth projections through 2015 are expected to reach approximately 8 percent with continued growth over the next four years.

AT&T Partners with Hulu to Bring Subscription Streaming Service to AT&T Customers

AT&T and Hulu have signed a deal that will bring the popular Hulu subscription streaming service to AT&T* customers through AT&T’s websites and mobile applications.

"We know that our customers want to be able to access video on multiple devices,” said Andrew Goodman, associate vice president, AT&T content acquisition. “So we’re excited to be able to expand our relationship with Hulu and make its innovative and vast video selections available to AT&T customers on multiple screens."

AT&T customers will be able to browse Hulu programs and select the shows they want to watch through an AT&T app for mobile device viewing or an AT&T website for Internet viewing. Combined with a leading TV Everywhere catalog, AT&T customers subscribing to Hulu will have one of the best selections available of current and past season full episodes. AT&T and Hulu also are exploring the possibility of bringing a Hulu app to TV.

“At Hulu, we strive to create the best possible video experience for customers – offering them the ability to view their favorite content, when, where and how they want," said Tim Connolly, Hulu's senior vice president of partnerships and distribution. "We are excited to be working with AT&T to connect its customers with our premium content on every screen."

This offering will become available to AT&T customers later this year.

Hulu is a premium streaming television destination that offers full libraries of hit series such as Seinfeld, Empire, South Park, CSI, Nashville and current season programming from five of the six top broadcast networks. For a monthly fee, Hulu subscribers have the ability to stream a broad library of full current and past seasons from numerous programming networks including ABC, Adult Swim, Cartoon Network, Comedy Central, FOX, FX, MTV, NBC, Nickelodeon and TNT. Hulu also offers the most comprehensive collection of classic films from The Criterion Collection, as well as its own library of Hulu Originals. The deal builds on AT&T’s current contract with Hulu for its free content.

The expanded relationship with Hulu complements AT&T’s other over-the-top initiatives, including Otter Media. Otter Media is a venture between AT&T and The Chernin Group, established to invest in, acquire and launch over-the-top (OTT) video services. This includes its purchase of a majority stake in Fullscreen, a global online media company that works with more than 50,000 content creators who engage 450 million subscribers and generate 4 billion monthly views.

Patent Agreement Announced by Microsoft and Fuji Xerox

Microsoft logoIt's really great to see such great partnerships between high-tech leaders. It will be very interesting to see what types of technological advancements will come from this.

Fuji Xerox Co. Ltd. and Microsoft Technology Licensing LLC announced on Thursday a broad patent cross-licensing agreement. Building on a 2007 cross-licensing agreement, today’s agreement ensures that Microsoft and Fuji Xerox continue to benefit from access to each other’s substantial and valuable patent portfolios and accelerate research and development.

“Today’s agreement demonstrates the power of patent licensing to stimulate engagement and innovation,” said Nick Psyhogeos, vice president and executive director of Microsoft Technology Licensing. “This expanded deal between our companies demonstrates that the opportunities for collaboration across our mutual technologies and intellectual property assets continue to grow. We look forward to further strengthening our partnership with Fuji Xerox in the years ahead.”

This agreement covers a broad range of products and services offered by Microsoft and Fuji Xerox, including digital imaging, document management and mobile consumer products. Microsoft and Fuji Xerox have a long history of working together to bring high-quality, cutting-edge products to consumers. Contents of the agreement will not be disclosed.
